Renting out a unit in London
London is the largest city in southwestern Ontario, and Western University and Fanshawe College bring a wave of renters each September. The Bentley Drive buildings are condominium apartments in Huron Heights, in the city's northeast, a short distance from Fanshawe College.
In London, Tenant.ca takes on units at 1265 and 1275 Bentley Drive only. We are not taking on units in other London buildings at this time. Send the building address and unit number and we confirm coverage before anything else happens.
For SIREG and Simple Investor owners
Tenant.ca works under a management agreement: you remain the landlord and the lease stays between you and your tenant. We do not lease your unit from you, and this is management, not a guaranteed-rent program: rent is collected from your tenant and shown in your owner portal, payment by payment.

The London rental market
Canada Mortgage and Housing Corporation surveys purpose-built rental apartment buildings every October. In the City of London it counted 45,451 apartments, with an average rent of $1,543 a month. The vacancy rate was 4.0% in the City of London, compared with 2.9% a year earlier. Across Ontario centres of 10,000 people or more, the vacancy rate was 3.2% and the average two-bedroom rent $1,827.
CMHC also surveys rented condominium apartments in the London census metropolitan area: 0.2% were vacant and the average two-bedroom condo rented for $2,132. That average includes newer towers, so compare your unit with similar buildings rather than with either figure alone.

Management is $98 per month plus HST for each condo or apartment unit. Tenant placement, at one month's rent plus HST, applies only when a vacant unit needs a new tenant. Repairs are separate: you receive an itemized estimate and approve the work before it starts, except emergency repairs. The fee for your property is confirmed in writing before work starts.
