What renters are actually being asked to pay across the Greater Toronto Area, computed from active listings on Tenant.ca. Median asking rents by bedroom count for nine cities, with the middle-half range showing where most listings sit.
Markham carries the highest overall median in the region at $2,855 a month, with Mississauga ($2,750) and Richmond Hill ($2,700) close behind. Scarborough is the most affordable of the nine at $2,400, and it stays the value pick across almost every bedroom count.
The widest gap in the region is at the one-bedroom level: a Toronto one bedroom runs $2,300 while Brampton asks $1,600, a difference of $700 a month for renters who can be flexible about location.
Brampton's numbers tell their own story. Its one and two bedroom medians are the lowest in the region ($1,600 and $1,899), yet its overall median sits at $2,573. That is the inventory mix at work: most of Brampton's rental listings are houses rather than apartments, and house rents lift the overall figure while apartments stay the region's most affordable.
For families needing three or more bedrooms, Vaughan is the region's ceiling at $4,025, with Etobicoke ($3,700) and North York ($3,675) next. Scarborough again comes in lowest at $2,980, the only city under $3,000 for three or more bedrooms.

Every figure is computed from active rental listings on Tenant.ca at the time of the snapshot, not from a survey or a lagging quarterly dataset. The median is the middle asking price: half of listings ask more, half ask less. The middle-half range trims the top and bottom quarter of listings to show where a typical search actually lands.
Listings refresh daily; this report is a monthly snapshot, and each issue from October onward shows the change from the previous month.
