For Tenants
How do I apply for a rental listing?
Click the Apply button on any Tenant.ca-managed listing. You will fill out a short rental application and upload the required documents such as a credit check, employment letter, pay stubs, proof of income, and references. Our team reviews applications within one to two business days.
Is there a fee to apply?
No. Applying through Tenant.ca is completely free for tenants. Landlords pay for the platform, not you.
What documents do I need to apply?
Typically you will need a completed rental application, a credit check, an employment letter, recent pay stubs, proof of income, and references from previous landlords.
Can I schedule a showing online?
Yes. Each listing has a Book Showing button. Pick a date and time that works for you, and the listing agent will confirm the appointment.
What happens after my application is approved?
The landlord or property manager will send you a lease agreement for review and signing. You will typically need to provide first and last month rent before move-in.
Can I save listings to view later?
Yes. Click the heart icon on any listing to add it to your favourites. You can access your saved listings from the favourites page anytime.
Landlord & Tenant Board (LTB)
What is the LTB?
The Landlord and Tenant Board is an Ontario tribunal that resolves disputes between landlords and tenants. It handles applications related to rent increases, evictions, maintenance issues, and other tenancy matters under the Residential Tenancies Act.
When can a landlord raise the rent?
In Ontario, landlords can increase rent once every 12 months with at least 90 days written notice using the required form. The increase is limited to the provincial rent guideline percentage unless the unit is exempt.
Can a landlord evict me without cause?
No. A landlord must have a valid reason under the Residential Tenancies Act, serve the proper notice, and if disputed obtain an eviction order from the Landlord and Tenant Board.
What are my rights regarding repairs and maintenance?
Landlords are legally required to maintain the rental unit and building in a good state of repair and meet health, safety, and housing standards. If repairs are not made, you can file the appropriate application with the Landlord and Tenant Board.
Can a landlord enter my unit without notice?
Generally, a landlord must give 24 hours written notice and can only enter between 8 a.m. and 8 p.m. Exceptions include emergencies, consent at the time of entry, or showings with proper notice.

How do I list my property on Tenant.ca?
Click List My Property in the top menu. You will create an account, fill out the property workflow with details, upload photos, and submit for review. Once approved, your listing goes live.
What does Tenant.ca charge?
Contact us for current pricing. We offer competitive property management packages that include listing, tenant screening, showing coordination, and ongoing management.
Can I manage my own showings?
Yes. Our owner portal gives you visibility into showing requests. You can approve, reschedule, or decline showings and communicate with prospective tenants through the platform.
How does tenant screening work?
Applicants submit a credit check, employment verification, income proof, and references. Our team reviews each application and provides a recommendation so you can make an informed decision.

Are MLS listings different from Tenant.ca managed listings?
Yes. Listings tagged MLS come from the Multiple Listing Service and are managed by external agents. Listings tagged Managed by Tenant.ca are directly managed on our platform and support in-app applications, showing booking, and fuller operating workflows.

Platform & Portals
Does Tenant.ca have separate portals for different users?
Yes. The product supports dedicated experiences for tenants, owners, agents, admins, and vendors. Public pages help people discover listings and services, while assigned users can access deeper workflows for documents, maintenance, payments, support, and day-to-day operations.
What can owners do after listing a property?
Owners are not limited to publishing a listing. The owner experience covers property and listing management, applicant review, documents, maintenance visibility, financial workflows, messages, reports, and support depending on access and assignment.
What kinds of tools do leasing teams and admins use?
Agent and admin workflows include listings, applications, leads, schedules, showings, verification, MLS and IDX management, vendors, work orders, support, lockbox, payments, and reporting. The public website is only one part of the overall system.
Do vendors also use Tenant.ca?
Yes. Vendor workflows include work-order status updates, scheduling, compliance documents, invoices, performance tracking, and support. That allows maintenance coordination to continue inside the same platform after a tenant submits a request.
