Tenant placement · London, Ontario
Tenant.ca finds tenants for condos, apartments, townhouses and houses in London. One team sets the asking rent, markets the unit, answers enquiries, runs showings, screens applicants and prepares the Ontario Standard Lease. You choose the tenant.

Leasing a rental in London
London is the largest city in southwestern Ontario, and Western University and Fanshawe College bring a wave of renters each September.
A vacancy leases when the asking rent matches comparable listings, the photos and description are accurate, enquiries are answered quickly and showings are easy to book. Placement covers that sequence from the first price check to a signed lease, then hands the tenancy and a documented move-in back to you.

The London rental market
Canada Mortgage and Housing Corporation surveys purpose-built rental apartment buildings every October. In the City of London it counted 45,451 apartments, with an average rent of $1,543 a month. The vacancy rate was 4.0% in the City of London, compared with 2.9% a year earlier. Across Ontario centres of 10,000 people or more, the vacancy rate was 3.2% and the average two-bedroom rent $1,827.
CMHC also surveys rented condominium apartments in the London census metropolitan area: 0.2% were vacant and the average two-bedroom condo rented for $2,132. That average includes newer towers, so compare your unit with similar buildings rather than with either figure alone.

Local rules for landlords
London's Residential Rental Units Licensing By-law requires a licence for rental units in buildings with four or fewer rental units, and each new licence needs a property standards and fire inspection. The City lists a rental unit in an apartment building, a stacked townhouse or a townhouse as not needing one; confirm with the City's licensing office for your unit.
Since March 1, 2025, a landlord who gives a tenant an N13 notice for repairs or renovations that need a building permit must also apply for a Rental Unit Repair Licence within seven days.
Read on the City’s own pages on October 19, 2026. Municipal rules change, so check the City’s page before you rent.

Common questions
Tenant placement is one month's rent plus HST, charged once, and the fee follows the rent your unit leases for. For scale, CMHC's October 2025 Rental Market Survey put the average two-bedroom apartment rent in the City of London at $1,657; placement at that rent would be $1,657 plus HST. It covers the asking rent, marketing, enquiries, showings, screening and the Ontario Standard Lease.
It depends on the asking rent, the unit's condition, current demand and how easily showings can be arranged. If the listing is already live, share the enquiries and viewer feedback so the team can see where the process stalls. Tenant.ca does not promise a placement date.
Yes. Placement is a standalone service: once the lease is signed and the move-in is handed over, you run the tenancy. Ongoing management in London is available for units at 1265 and 1275 Bentley Drive only.
The marketing plan for your property sets out the channels, the listing content, how enquiries are followed up and any paid promotion. Confirm that plan with the team before work starts; do not assume every rental site or an MLS listing is included.
For smaller rentals, usually: the City requires a residential rental unit licence in buildings with four or fewer rental units, and lists units in apartment buildings, stacked townhouses and townhouses as not needing one. The Bentley Drive buildings Tenant.ca serves are apartment buildings, so confirm with the City's licensing office for your unit.
