If you choose placement only, clarify the handover before move-in: signed lease, keys, condition record, documents and the contact for rent and maintenance. Ongoing management is a separate service in Toronto, the GTA and thirteen more Ontario communities; confirm its scope and fee if you want that support.
Review comparable properties, asking rent, photos, listing details and access for showings. Separate enquiries, attended viewings and applications to see where the process slows down. Agree on any changes with the team; neither a price reduction nor paid promotion guarantees a placement.
Yes. Tenant placement is a standalone service for owners who want help leasing a rental and plan to manage it themselves afterward. We handle pricing, marketing, enquiries, showings, screening and lease preparation. Ongoing property management is optional.
We offer placement for residential rental properties in Ontario. Share the location, property type, current occupancy and expected availability so the team can confirm coverage and scope. For a condo, also gather the building's rental and move-in procedures.
Tenant.ca's published placement fee is one month's rent plus HST. Confirm the included services and any separately requested work in the quote. If you also want ongoing management, its fees should be shown separately.
The marketing plan should identify the channels for your property, the listing content, enquiry follow-up and any optional promotion costs. Confirm that plan with the team before starting; do not assume every rental website or an MLS listing is included.
Timing depends on asking rent, condition, demand and access for showings. If your rental is already advertised, share the enquiry history and viewing feedback. We can discuss what needs attention without promising a fixed placement date.
