The Windsor rental market
Canada Mortgage and Housing Corporation surveys purpose-built rental apartment buildings every October. In the City of Windsor it counted 15,637 apartments, with an average rent of $1,236 a month. The vacancy rate was 4.0% in the City of Windsor, compared with 3.0% a year earlier. Across Ontario centres of 10,000 people or more, the vacancy rate was 3.2% and the average two-bedroom rent $1,827.

Common questions
Management is $98 per month plus HST for each condo or apartment unit; houses start at $148 per month plus HST. Tenant placement, at one month's rent plus HST, applies only when a vacant unit needs a new tenant. Repairs are separate: you receive an itemized estimate and approve the work before it starts, except emergency repairs. The fee for your property is confirmed in writing before work starts.

How and when your agreement with SIREG can be ended depends on its terms and on the insolvency process, so have an Ontario lawyer review it before you give notice. Tenant.ca then prepares a management agreement for each unit, contacts your tenant and confirms the date rent moves over.
Yes. Management can start with a tenant in place: the tenancy and the rent stay as they are. Share the current lease, the rent status, any open repair requests and your preferred handover date, and the team confirms the scope and fee before anything changes for the tenant.
