The Kitchener rental market
Canada Mortgage and Housing Corporation surveys purpose-built rental apartment buildings every October. In the City of Kitchener it counted 22,781 apartments, with an average rent of $1,626 a month. The vacancy rate was 4.7% in the City of Kitchener, compared with 3.7% a year earlier. Across Ontario centres of 10,000 people or more, the vacancy rate was 3.2% and the average two-bedroom rent $1,827.
CMHC also surveys rented condominium apartments in the Kitchener-Cambridge-Waterloo census metropolitan area: 0.8% were vacant and the average two-bedroom condo rented for $2,197. That average includes newer towers, so compare your unit with similar buildings rather than with either figure alone.

Management is $98 per month plus HST for each condo or apartment unit; houses start at $148 per month plus HST. Tenant placement, at one month's rent plus HST, applies only when a vacant unit needs a new tenant. Repairs are separate: you receive an itemized estimate and approve the work before it starts, except emergency repairs. The fee for your property is confirmed in writing before work starts.
