Renting out a house
In a condo, the corporation looks after the roof, the grounds and the building's systems. In a rented house, all of it is yours. Ontario's Residential Tenancies Act makes the landlord responsible for keeping the home in a good state of repair and fit to live in, so the furnace, the water heater, the roof, the plumbing and everything inside need someone on call for the tenant.
Tenant.ca takes that on: your tenant's requests, the rent, repairs and contractor visits arranged with proper notice, and a record of every repair and payment. Houses start at $148 a month plus HST because there is more to look after than in a single condo suite.

Furnaces, water heaters, sump pumps and pipes fail on their own schedule. We take your tenant's call, arrange a contractor and bring you an itemized estimate. An emergency that cannot wait, such as a burst pipe or no heat in winter, is dealt with first.
Jobs a condo corporation would handle have to be agreed in a house. The lease sets out who looks after lawn care, snow clearing and garbage, and which utilities are in the tenant's name. We prepare that with you when we find a tenant, and follow it during the tenancy.
Under Ontario's Fire Code, landlords are responsible for working smoke alarms and, where they are required, carbon monoxide alarms, and for testing carbon monoxide alarms every year and whenever the tenancy changes. They are part of getting a house ready for a tenant.
Contractors, inspections and servicing need access to an occupied house. Your tenant receives written notice at least 24 hours ahead, with the reason and a time between 8 a.m. and 8 p.m., as the Residential Tenancies Act requires.
Each month's rent appears in your owner portal with a receipt for every payment. If rent is late, we follow up with your tenant and, when it is needed, coordinate the Landlord and Tenant Board's notice for non-payment, Form N4.
When a house is vacant, check your insurance policy's terms for an empty home and keep it heated in winter. Our tenant placement service finds the next tenant for one month's rent plus HST, and management continues once they move in.

The landlord is responsible for providing and maintaining the rental property in a good state of repair and fit for habitation, and for complying with health, safety, housing and maintenance standards. This applies even if the tenant knew about a problem before moving in.
A tenant is responsible for repairing undue damage caused wilfully or through negligence by the tenant, another occupant or someone the tenant let in. Ordinary wear is the landlord's.
To enter a tenant's unit for a repair or work in the unit, or for most inspections, the Residential Tenancies Act requires written notice at least 24 hours ahead. The notice states the reason, the day and a time between 8 a.m. and 8 p.m.
In rental units, landlords install and maintain the carbon monoxide alarms the Fire Code requires and test them every year, when a battery is replaced, when the electrical circuit is changed and when the tenancy changes. Smoke alarms are also the landlord's responsibility.

Yes. Detached and semi-detached houses and townhouses are all managed. A townhouse that is part of a condominium corporation also works within the corporation's rules, as a condo unit does, and the fee for your property is confirmed before work starts.
Yes. A house with a rented basement or second unit has two tenancies, each with its own lease and rent. How the utilities, laundry, parking and yard are shared should be set out in both leases, and the fee is quoted for the property.
