Leasing a rental in Waterloo
Waterloo is home to the University of Waterloo, Wilfrid Laurier University and a Conestoga College campus, so much of its rental demand follows the academic year. Rentals range from purpose-built student towers near the universities to condominiums in Uptown and houses in established neighbourhoods.
A vacancy leases when the asking rent matches comparable listings, the photos and description are accurate, enquiries are answered quickly and showings are easy to book. Placement covers that sequence from the first price check to a signed lease, then hands the tenancy and a documented move-in back to you.

Averages cover occupied and vacant units in purpose-built rental buildings, so they usually sit below what a vacant unit is advertised for, and they do not describe any one unit.

Local rules for landlords
The City of Waterloo requires a long-term rental licence for a unit rented for more than 30 days at a time, except units in apartment buildings, which it defines as residential buildings of 3 or more storeys with 5 or more units, a shared interior hallway and a shared ground-floor entrance. New licensing requirements took effect on July 1, 2026.
If tenants need to move out for renovations, the City says the landlord also needs its rental housing renovation licence.
Read on the City’s own pages on October 19, 2026. Municipal rules change, so check the City’s page before you rent.

Common questions
Tenant placement is one month's rent plus HST, charged once, and the fee follows the rent your unit leases for. For scale, CMHC's October 2025 Rental Market Survey put the average two-bedroom apartment rent in the City of Waterloo at $1,917; placement at that rent would be $1,917 plus HST. It covers the asking rent, marketing, enquiries, showings, screening and the Ontario Standard Lease.
It depends on the asking rent, the unit's condition, current demand and how easily showings can be arranged. If the listing is already live, share the enquiries and viewer feedback so the team can see where the process stalls. Tenant.ca does not promise a placement date.
Yes. Placement is a standalone service: once the lease is signed and the move-in is handed over, you run the tenancy. Ongoing management in Waterloo is optional and starts at $98 per month plus HST for a condo or apartment unit.
The marketing plan for your property sets out the channels, the listing content, how enquiries are followed up and any paid promotion. Confirm that plan with the team before work starts; do not assume every rental site or an MLS listing is included.
Usually, yes. The City requires a long-term rental licence for units rented for more than 30 days, except units in apartment buildings of 3 or more storeys and 5 or more units with a shared hallway and entrance. New requirements took effect on July 1, 2026.
