What does tenant placement cost in Ontario?
Tenant.ca charges one month’s rent plus HST for its included tenant-placement service. The work covers pricing, marketing, enquiries, showings, screening and lease preparation. You can choose placement without committing to ongoing property management.
Fees from different providers are only comparable when the scope is clear. A lower advertised price may cover a different set of tasks. Ask who handles enquiries and showings, what screening information is gathered, what documents are prepared and which work is priced separately. Confirm the timing and conditions of payment in the written agreement.
Keep the cost categories separate
- Placement fee: the agreed work to find and prepare a new tenancy.
- Ongoing management: support with an occupied rental, quoted separately.
- Property costs: repairs, preparation and other operating expenses.
- Vacancy: rent not collected while the unit is empty.
Questions to ask before choosing
- What work is included, and what costs extra?
- Who responds to enquiries and arranges showings?
- How are application information and references checked?
- What information will I review before making an owner decision?
- When is payment due, and what happens if plans change?
- What happens after the lease is signed if I choose placement only?
