GTA Asking-Rent Sample: September 16, 2026
What a recent sample of listings on Tenant.ca was asking, with the counts and calculation method alongside the figures.
Use this as a starting point for a property comparison
Each market contains 200 priced listing records from the first two pages of the public feed sorted newest first. These are non-random samples of advertised inventory, not achieved rents, all available rentals, or client results. More inventory was available in every market.
The samples can include different property types and portions of a home. Compare your rental with similar units and their inclusions before choosing an asking rent. Toronto and its named areas overlap; the nine market counts cannot be added to obtain a unique regional total.
Asking rents and sample sizes
All rents are CAD per month, rounded to whole dollars for display. The middle half is the 25th to 75th percentile. Exact calculated values are in the download.

How the sample was collected
- Read pages 1 and 2, with 100 records per page, from Tenant.ca’s public listing feed for each market in Ontario, using all sources and the newest-first sort. Collection ran from 12:38:27 to 12:38:33 p.m. Toronto time. Response observation timestamps ranged from 12:36:45 to 12:38:34 p.m.
- Retain only listing-ID hashes, numeric asking rents and bedroom counts for the internal calculation record. No owner, tenant or applicant contact details, street addresses or photographs are included in that retained record or the download.
- Deduplicate listing IDs within each market. No repeated IDs or unpriced records occurred in these samples. Separate IDs or relistings for the same unit may remain; this is not a deduplicated property census.
- Calculate a median only for 20 or more priced records. Publish a bedroom median only when at least eight priced records have that bedroom count; otherwise report the count and leave the median blank. Studio and unknown-bedroom counts are included in the download.
- Sort rents numerically. For even counts, average the two central observations for the median. Select quartile observations at zero-based index round(p × (n − 1)), with p equal to 0.25 or 0.75.
What the figures cannot tell you
Five market observations had asking rents above $15,000: one in Toronto, three in North York and one in Etobicoke. The source feed describes them as detached houses with four or five bedrooms. They were retained under the positive-price rule; their asking prices and availability have not been independently verified. The Toronto and North York samples share one of these listings.
There is no automatic outlier trimming, property-type weighting or adjustment for parking, utilities, condition or unit size. Feed geography and listing freshness can affect the results. The requests are a short collection window, not an atomic inventory snapshot.
This new method is not established as comparable with the earlier late-August report. Do not calculate month-over-month growth from the two tables. A future comparison must use the same collection and calculation rules and explain changes in the inventory mix.
