Limitations
What the figures cannot tell you
One market observation had an asking rent above $15,000: a Vaughan listing that the source feed describes as a house with five bedrooms. It was retained under the positive-price rule; its asking price and availability have not been independently verified.
There is no automatic outlier trimming, property-type weighting or adjustment for parking, utilities, condition or unit size. Feed geography and listing freshness can affect the results. The requests are a short collection window, not an atomic inventory snapshot.
The September and October samples were collected at different times of day and five weeks apart. Their side-by-side reading above shows how the advertised samples differ; it does not measure how rents changed for any unit. The earlier late-August report used a different method and is not comparable with either sample.
