A management agreement decides what you are paying for and who decides what once a problem comes up. Ask for it before you commit, and read it against what you were told. If something you were promised matters to you, it should be in the document.
02
What is included
The scope is the part most worth reading slowly.
Tenant communication, and who the tenant actually calls
Following the rent and contacting the tenant when it is late
Arranging repairs, including after hours
Giving the tenant proper written notice before anyone enters
Preparing Landlord and Tenant Board notices, and who appears at a hearing
Finding a new tenant, and whether that is a separate service
What you can see yourself: payments, requests, documents
03
The fees
Ask for every fee in dollars, not only the headline rate.
The monthly fee, and whether it is flat or a share of the rent
Any minimum, setup, renewal or inspection charge
The fee for finding a tenant
Any markup on contractor invoices
Whether HST is included in the figures you were given
This clause decides how much of your money can be spent without you.
Whether you approve every repair, or only those above a set amount
What counts as an emergency, and who decides
Whose contractors are used, and whether you can use your own
Who pays the contractor, and whether you see the invoice
05
Rent and money
You should know where your money is at every point.
When rent reaches you, and how it is paid out
What is deducted before it reaches you
Who holds the last month's rent deposit, and who pays the interest on it
What statements you receive, and whether they are ready at tax time
06
Who is the landlord
Check whether you stay the landlord, with the lease between you and your tenant, or whether the company leases the unit from you and rents it out. These are different arrangements with different risks. Most residential tenancies also need Ontario's standard lease, whoever signs it.
Under a Tenant.ca management agreement you stay the landlord and the lease stays between you and your tenant. The fee is $98 a month plus HST for a condo or apartment and from $148 a month plus HST for a house, with no percentage of rent, and you approve an itemized estimate before repair work starts, except emergencies. The first 60 days are a trial period. Ask us for the agreement and read it against this list.
